Our Pre-Development Services encompass a full range of activities, from Initial Feasibility Analysis to detailed Underwriting Processes. We provide assistance with debt and equity applications and facilitate closings, including pre-development loans.

Post-Development

Our Post-Development Services follows through the construction phase, we actively participate in the draw process, monitor equity pay-in benchmarks, and ensure projects meet the underwritten LIHTC basis and operational targets. We also work closely with CPA firms on cost certifications and handle all final lending and LIHTC documentation up to the issuance of Form 8609s.

Asset Management

We work with developers to optimize their existing properties, ensuring they perform at their peak. As part of our Asset Management services, we oversee portfolios of LIHTC properties, with a focus on analyzing and improving the financial strength of the portfolio. Additionally, we assist in the coordination of financial, tax, and performance reports, while maintaining strong investor relations and ensuring transparency. We collaborate closely with property managers, operating partners, and service providers to execute strategic plans for property operations and value-add investments. Furthermore, we foster and maintain strong relationships with lenders and equity investors to ensure continued capital flow and operational success.

Strategic Disposition Planning

We support owners by reviewing existing debt, equity, and regulatory documents to recommend the most effective strategies for repositioning properties and facilitating partner exits.
